The Elder Scrolls Online has a large assortment of homes available for players to use to decorate and store their belongings. But sometimes you just want a small and cozy house to call your own, so we’ll be going over the best small houses in ESO.
Let’s get started!
House Size Categories
Just to clarify, today we’ll only be going over the three smallest housing size categories in ESO — Inn Rooms, Apartments, and Small Houses. Due to their smaller sizes, these options cost less and are considered great starter houses in ESO.
Note: If you have ESO Plus, the amount of things you can place in your housing is doubled. This applies to all size categories of housing. The only exception is the number of player visitors you can host at once. This remains the same no matter what.
Inn Rooms
- Max of 15 furnishings and 1 trophy
- Can place 1 assistant/mount/pet
- Up to 2 visitors at a time
Inn Rooms are the smallest type of housing in ESO, but you can at least obtain one for free by completing the “Room to Spare” introductory quest (depending on which location you pick up the quest in). Afterwards, you can buy the remaining ones for 3000 gold each. There is a total of 9 Inn Rooms currently in ESO.
Since nearly every Inn Room is relatively similar on the inside (being a square box will do that), you’ll mostly only care about its location. If you can decide on what region of Tamriel you would like to begin your adventure in, you should aim to find an Inn Room in that zone. Another factor to take into consideration is the room’s position in town, as you’ll ideally want one that’s situated in a convenient spot for crafting, doing daily quests, and more.
Apartments
- Max of 50 furnishings and 1 trophy
- Can place 1 assistant/mount/pet
- Up to 6 visitors at a time
Apartments aren’t a huge upgrade over Inn Rooms in ESO, but at least you don’t feel like you’re trapped in a copy-and-paste box (mostly). They are a bit more expensive than Inn Rooms, ranging between 11K–13K gold. There are currently only three Apartments available in ESO, and they’re all located in major cities, making them at least useful fast travel points.
Small House
- Max of 100 furnishings and 5 trophies
- Can place 2 assistants/mounts/pets
- Up to 6 visitors at a time
Small Houses are your first proper taste of owning a home in ESO. Each property is unique and spacious enough that you can make truly make it your own with your design choices. While they’re certainly a step up in price, ranging from 40K–73K gold, it’s definitely worth it if you want a cozy place to return to. There are currently ten Small Houses in ESO.
Additionally, while Small Houses are scattered about more haphazardly throughout the world in comparison to Inn Rooms and Apartments, they’re all still relatively near civilization. You’ll also often have to complete a major quest/achievement in order to gain the right to purchase them.

Twin Arches

Twin Arches is a beginner player home located just outside the city Hallin’s Stand, to the south in Bangkorai. The home has one large room and a courtyard that you can decorate.
Twin Arches is located right outside a major city, Hallin’s Stand, which has everything from an inn to a market. There are various merchants you can buy goods from, guild traders, stables, and guild halls located near the town center. Twin Arches is located in a convenient place away from the hustle and bustle of town but still close enough to access what you need.
Requirements: To be able to purchase Twin Arches with gold, you will need to get the “High King Emeric’s Savior” achievement. This entails completing the quest “To Walk on the Far Shores,” which is part of the Bangkorai Zone Story quest.

Autumn’s Gate
- Type: Small House
- Price: 60,000 gold OR 2,350 crowns (2,900 crowns for furnished)
Autumn’s Gate is a small, Nord-style player home in the Rift, the southernmost region of Skyrim. The home has one large room and a courtyard that you can decorate in front of the house.
Autumn’s Gate is located close to two small settlements, Ivarstead and Nimalten. You can find merchants, taverns, guild halls, and more nearby in town. The Nimalten wayshrine is the closest wayshrine to Autumn’s Gate and you can use it to travel to other zones. The nearest large city is Riften, which is the capital city of the Rift.
Requirements: To purchase the home with gold, you will need the “Wormquasher” achievement. This achievement can be acquired by completing a quest for the Zone Story questline. You will have to defeat Thallik Wormfather and scatter the wormcult to get the achievement.

Hammerdeath Bungalow
- Type: Small House
- Price: 65,000 gold OR 2,400 crowns (3,000 crowns for furnished)
The Hammerdeath Bungalow is a small, Orc-style player home with one large room with a fireplace. It’s located in Stormhaven, sitting outside of the capital of the Daggerfall Covenant, Wayrest.
The Hammerdeath Bungalow is located close to Hammerdeath Arena and the Hammerdeath Workshop, where you can find various crafting stations like a cooking fire, jewelry crafting station, and blacksmithing station.
Requirements: To purchase this home, you will need to receive the “Spirit Warden Champion” achievement by completing the Zone Story quest. This entails returning the dream shard to Pariah Abbey and restoring peace to Menevia.

Ancient Anchor Berth

Ancient Anchor Berth is a room inside The Ancient Anchor Inn Gonfalon Bay. Gonfalon Bay is a large port city in the Southern part of High Isle.
The Ancient Anchor is close to the town center and the Gonfalon Bay wayshrine. You can access the crafting stations inside Bayside Artisans easily, as well as the Fighters Guild and the Mages Guild. If you want to book passage to other regions in Tamriel like Stonehaven and Grahtwood, the Gonfalon Bay Docks are located close to the city center, too.

Mara’s Kiss Inn room is located inside Mara’s Kiss Public House in Vulkhel Guard, on the island of Auridon. Vulkhel Guard is a port city in the Southern part of Auridon.
Mara’s Kiss Public House is an inn located close to guild traders, banks, and local chapters of the Mages Guild and Fighters Guild. You can also easily access the stables to level up your mount skills. The crafting stations in Vulkhel Guard are located close to the guild halls and close to the Harborside Market. You can also go to the Vulkhel Docks where you can book passage to Khenarthi’s Roost and other locations like Daggerfall and Davon’s Watch.

The Cyrodilic Jungle House is a small home located in the Baandari Trading Post in Malabal Tor. The home has one room with a fireplace and a large private courtyard outside.
The location of the Cyrodilic Jungle House makes it one of the best beginner homes for new players in ESO. The home is close to the main market square with a wayshrine, guild traders, an inn, and more. There is no achievement or quest requirement needed for this home, making it easier to obtain as well.

The Moonmirth House is a small Khajit-style home located in Khenarthi’s Roost, an island off the coast of Elsweyr. Moonmirth House is a single-room home on the Laughing Moons Plantation.
The home is located close to the port city, Mistral, which is the main city in Khenarthi’s Roost. The city has crafting stations, merchants, guild halls, and more.
Requirements: To purchase Moonmirth House with gold you will need the “Maormer’s Bane” achievement. This is accomplished by completing the quest “The Tempest Unleased,” which is part of the Zone Story quest for Khenarthi’s Roost.

Sugar Bowl Suite
- Type: Inn Room
- Price: 3,000 gold
Sugar Bowl Suite is a room you can acquire inside The Sugar Bowl Inn in Rimmen. Rimmen is the main city in Northern Elsweyr, located in Southern Tamriel.
The city’s wayshrine sits in the center of the city and you can easily access the Stables, guild traders, and the Sugar Bowl Inn to reach your room. The Rimmen local bank is attached to the Sugar Bowl Inn, making it incredibly easy to access the bank. There is also a Baandari Caravan is also located close to the wayshrine and can take you to other Alliance areas in Tamriel.
If you are looking to buy and sell goods, the Baandari Bazaar is located Northeast of the wayshrine. The Artisan District can be found to the North of the wayshrine and inn that houses craftspeople and crafting tables in the city. Sugar Bowl Suite is one of the best beginner-player homes because Rimmen is an easy-to-navigate city that allows you to access the bank, merchants, and crafting quickly.

Black Vine Villa is a one-room home with a fireplace located in the Malabal Tor region of Tamriel. The Black Vine Villa has its own courtyard that you can decorate, too.
Black Vine Villa is located just Northwest of the Baandari Trading Post, where you can find a tavern, guild halls, and a market place. The closest wayshrine is located at this trading post.
Requirements: You will need the “Hero of Frond and Leaf” achievement, which can be acquired from completing the quest “Restore the Silvenar” in the Silvenar Vale. This quest is part of the Zone Story quest and is needed to purchase the home.

Barbed Hook Private Room
- Type: Apartment

The Barbed Hook Private Room is a small apartment that you can purchase inside the Barbed Hook Tavern. The room is similar in size to the previous Inn Rooms, but has a fireplace in the room and a bit more space.
The Barbed Hook is a tavern located in Skywatch, which is a port city in Auridon. The Barbed Hook Tavern is located close to the Skywatch docks, where you can book passage to other zones in Tamriel. The tavern is also conveniently located near the local grocer and Fighters Guild. The Mages Guild is located close to Skywatch Manor and the market area of the city. The main marketplace has various merchants you can trade with along with crafting stations to use. The Watcher’s Forge is located near the main market square close to the tavern as well. Near the wayshrine, you can find another tavern, guild traders, and a furnishing stall.
The Barbed Hook Private Room is a great option if you want a beginner home that is a bit nicer than a standard Inn Room in ESO.

The Rosy Lion

The Rosy Lion is a tavern located in Daggerfall where you can get an Inn Room. Daggerfall is a large city located in Glenumbra in the High Rock zone in Tamriel.
The Rosy Lion is located close to the Daggerfall wayshrine and the local chapters of the Fighters Guild and Mages Guild. To the West of the wayshrine, you will find the Daggerfall Harbor District, where you can book passage to Davon’s Watch and other zones in Tamriel. You can also find the Outlaws Refuge and Guild Traders near the harbor area. The Daggerfall Marketplace houses the city’s merchants and is located close to the crafting stations in Tradesman Square. You can pick up crafting writs and daily quests in the square too. Daggerfall is a good place for a beginner home in ESO because you can easily access merchants, guild traders, and craftspeople.

The Flaming Nix Deluxe is an apartment located inside the Flaming Nix tavern in Mournhold. Mournhold is located in the Deshaan zone in Tamriel and is the capital of the Ebonheart Pact and Morrowind.
The Flaming Nix is a great beginner home if you are a member of the Ebonheart Pact or just plan on making Morrowind your base. The tavern is located centrally and close to the city’s wayshrine. Mournhold’s guild traders are located right next to the wayshrine and a short distance away from the Artisan Craftworks. The Artisan Craftworks houses all the crafting stations you may need. West of the wayshrine, you will find the local chapters of the Mages Guild and Fighters Guild. You can also book passage to Shadowfen and Stonefalls at the Mournhold docks to the West of the wayshrine.

Humblemud is an Argonian-style mud home located in Dhalmora in the Bal Foyen. The home has one room and a large private courtyard outside that you can decorate.
Humblemud is located close to the Dhalmora Hall of Merchants, which houses various crafting stations and merchants. Dhalmora wayshrine is located nearby, as well as the guild traders. Humblemud is also one of the cheapest beginner homes in Elder Scrolls Online.
Requirements: You will need the achievement “Hero of Bleakrock” to be able to purchase the home with gold. You will have to complete various quests on Bleakrock Isle to get this achievement.

Kragenhome is a Dunmer (Dark Elf) style home located in the city Kragenmoor in Stonefalls, which is located in the center of Morrowind. Kragenhome is a large one-room home with a fireplace.
The home is located southeast of the Kragenmoor wayshrine and close to various merchants and the Mages Guild. Kragenhome is also close to an inn and multiple crafting tables.
Requirements: You will need the achievement “Sadal’s Overthrower” to purchase Kragenhome. The achievement is received from completing part of the Zone Story quest and ensuring Sadal’s final defeat.

Captain Margaux’s Place

Captain Margaux’s Place is a Breton-style, small beginner home located in Daggerfall in the region of Glenumbra. The home has one large room equipped with a fireplace, but has no courtyard.
This home is located in Tradesman’s Square in Daggerfall. This location is convenient and allows you to be close to crafting stations, merchants, a bank, and the local stables. Captain Margaux’s Place is one of the best small beginner homes because of its convenient location.
Requirements: To purchase the home with gold, you will need the “Wyrd Friend” achievement, obtained from purifying the Wyrd Tree in Daenia. This quest is a part of the Zone Story.

Sisters of the Sands Apartment

The Sisters of the Sands Apartment is a room you can purchase inside the Sisters of the Sands Inn in Sentinel, the Redguard capital city. Sentinel is located in the Alik’r Desert region in Western Tamriel.
We consider this the best Apartment in ESO due to its location and convenience. The Sisters of the Sands Inn is located in the town center close to the local bank and Outlaws Refuge. The hideout is beneath the city and can be easily accessed if you are in trouble with the guards and need to escape. The Mages The city’s merchants are set up in the Sentinel Bazaar, and you can also easily access the Sentinel Stables.

Snowmelt Suite
- Type: Inn Room
- Price: 3,000 gold
Snowmelt Suite is a room located inside the Lonely Troll tavern in Solitude. Solitude is a walled city in Western Skyrim and the capital of Haarfinagr.
The Blue Palace is located in Solitude and is home to Svargrim the High King of Western Skyrim. The Lonely Troll tavern is located near the front gate to Solitude inside the wall. The Solitude Stables and Warrior’s Wares are located just outside the main gate near the tavern making it convenient to use those services whenever you need them. The tavern is located close to a collection of merchants, the local banker, a furnishing store, and several crafting stations.
You can also find the Mages Guild and Fighters Guild close to the city’s wayshrine. Solitude also houses the headquarters of The Antiquarian Circle. If you want to start Scrying, you can easily access the guildhall in Solitude and begin the quest there. Snowmelt Suite is a good beginner player home if you anticipate doing lots of quests in this region and exploring here. The location is fantastic if you want to make Skyrim and the northern part of Tamriel your temporary base.

Pilgrim’s Rest is a room located inside the Kaladas Inn in Leyawiin. Leyawiin is a large Nibanese city located in Blackwood, but on the Cyrodiil side of the border.
The city is built between Elsweyr and Blackmarsh, making it easy to access these other regions in Tamriel. The Kaladas Inn is located in a convenient spot in the city, close to the city’s wayshrine, the Mages Guild, and the Outlaws Refuge. The job broker Deetum-Jas can also be found in Leyawiin giving out various daily quests you can complete. Leyawiin’s various merchant stalls and crafting stations are also located nearby along with the Fighters Guild.
You can quickly access Domestic Bliss Furnishings, which is a furniture store that has an achievement furnisher and local furnisher you can purchase items from. Pilgrim’s Rest is a good beginner home for you if you want your base to be located in a substantial city near regions like Elysweyr and Blackmarsh.

St. Delyn Penthouse is a room inside the Abbey of St. Delyn in Vivec City on the island of Vvardenfell. The St. Delyn Penthouse is close to the Vivec City town center, where you can easily access crafting stations, guild traders, and bankers.
If you want to buy furniture, Vivec City Furnishing is also located in the St. Delyn Canton and houses an achievement furnisher and local furnisher. The room is also located near St. Olms Waistworks, which has an outfit station in the Tailors and Dyers Hall, Brewers and Fishmongers Hall, and more. The local chapter of the Mages Guild and Fighters Guild is also located nearby. St. Delyn Penthouse is a great beginner house if you want easy access to the city center, crafting stations, and merchants in Vvardenfell.

The Golden Gryphon Garret is a room in Alinor on Summerset Isle. Alinor is a large city and the capital of Summerset.
The Golden Gryphon is an inn near the Alinor Royal Palace. You can easily access Rinmawen’s Plaza, where you can pick up contracts, daily quests, and find various vendors. The Plaza of the Hand is a marketplace with crafting stations; you can also turn in your crafting writs here. The Golden Gryphon is also located next to the Alinor stables, Blossom and Bridle. The Alinor wayshrine is situated near the Mages Guild, Fighters Guild, Bankers, and crafting stations. The Golden Gryphon Garret is a good option for a beginner home if you want to make Alinor your base.

The Ebony Flask is a room you can get inside The Ebony Flask tavern in Ebonheart, and we consider it the best Inn Room in ESO. Ebonheart is located in Stonefalls, a zone in Morrowind.
The Ebony Flask is a tavern located East of the city’s wayshrine. You can easily access merchants, guild traders, and crafting stations in the city’s main plaza. The Ebony Flask tavern has its own cooking fire, which can be found inside near the chef. Ebonheart has chapters of the Mages Guild and Fighters Guild located in tents close to the tavern and wayshrine. The Ebony Flask is a good choice for a beginner player home if you want to make Stonefalls your base early on in the game.

Snugpod is a Bosmer-style beginner player home located in the city of Elden Root in Valenwood and gets our vote as the best Small House in ESO. The home has one room and is located near the Elden Tree, where you can find the Mages Guild and Fighters Guild, along with merchants and more.
The local bank is located on the second level of the Elden Tree, where you will also find the local artisan stalls. The city’s wayshrine is located inside the Elden Tree on the first level. Guild Traders are set up around the entrance of the Elden Tree as well. Snugpod is conveniently located near all the action and is perfect for beginners.
Requirements: To be able to purchase the home with gold, you will need the achievement “Reliquary Retriever.” You can obtain this by completing part of the Grahtwood Zone Story questline, where you retrieve the Heart of Anumaril from the Reliquary of Stars.
